I agree with the posts above, save money and make yourself someone people want to lend to. 35% equity with no money in your pocket isn't a good deal for a lender. 35% equity on top of a 25% down payment with 6 mo of reserves in your pocket is probably a much better deal for a lender.

It's always been my investment thesis to thread the needle of a place where a lot of people go but is not top of mind for rich people to own a second home.I like National Parks or Nat'l park sites that get 1M+ visitors per year but are not the big ones (Yosemite, Yellowstone, Zion, Grand Canyon, etc.) and have a median home price below the national average.

People are just to involved in others lives that that can't manage their own respectful and dignity is out the window in this time of humanity,..we should just stop pointing and be right in doing so if we have to be such ruthless running to the top for that reputation and greed of money ...it will all be gone and by then who s helping u and yours cause it will only get worse with that attitude.
