You definitely can't just buy a building low down, do no work to it and keep old rents and expect to profit. 

How much profit at the end do you expect to realize and what time frame do you project to receive it?

We all are a bit overconfident in the beginning before we get into it and figure out that there's not a lot of easy money to be made.
