people price out are first time buyers with minimum down always been a challenge for those folks for the last 50 years or at least the 50 years I have been selling RE.the buyers are selling somewhere else and they are bringing their equity with them and paying larger down payments thats whats driving the market today.I know in my little sandbox the last year on my new builds price points 700 to 1 mil 80% were sold for cash..

Instead, focus on attracting the right folks who align with your investment goals.

Folks, I was talking to a turnkey company to buy an investment property, and looking at a few properties.

Maybe God can help them, but I give up lol  its like any of these deals  about 10% of folks that pay gurus actually do venture out and succeed.

You may find some folks out there that don’t require a seasoning.

so what you need to do is the leg work / networking to find out what the other local folks are doing. 

Its a gamble to go the permit route or not in Philly and absolutely matters the neighborhood/your neighbors as they are usually the folks that will call L&I on you OR if your property is near other construction sites where inspectors would be traveling to/from.

Hey Harish, I do a ton of stuff in the Detroit market both for myself and with other investors.If turnkey is your thing, definitely interview some folks.
