I want to rent them out separately and wondering if I’m able to just add a mailbox and label each door as ‘A’ and ‘B’ Also, how do you separate electricity/utility bills for each tenant?

It needs roof, ac, electrical, possibly plumbing, new bathroom, new kitchen, flooring repair, siding and fascia repair, and on top of that there is some fire damage.

I like when the tenant puts a check in the electrical panel box and landlord picks it up on the first.

For example, a house built in 1920 with new HVAC, new roof, and a new electrical panel might be a better buy than a house built in 1950 with original systems.For the gardener services, why have a line item for it if you are handling it?

That could be one contractor depending on what is needed or several for different specialties like electric, plumbing, drywall, and so on.

Run  some 220V wiring in pvc underground (licensed electrician) to power a good pump if you have space/amperage reserve in your electrical panel. 220V requires less current to run than a 120V for the same power, so it's more efficient.This guy has a lot of good videos on diy yard drainage systems.

By "partial" I mean renovating the kitchen and bathroom, painting the place, re-tiling the floor and maybe adding some smaller features that can make a difference to prospective buyers, such as new A/C units, new internal doors, or maybe even sell the place furnished (home staging is not really an option here); with no or minimal demolition, and hopefully without electricity or plumbing issues.
