Hey Kyle, it's really hard to say because there are so many variables.I can speak to personal experience but your mileage will definitely vary.I acquired 12 doors in Detroit from 2019-2021.

You can drive by to see if they are moving, but don't knock on the door, call, or text.

All that being said, beggars can't be choosers, and when you're going after your first property it's more important to get your foot in the door and learn the business than it is to make a killing on your first unit - i.e. if you have to make a slim margin to get a great case study, that's better than trying to charge 30% for something you've never done before and spending a year trying to convince someone to roll the dice on you.

Normally those who invest in these neighborhoods are hyper focused on completing the BRRRR method, cash flow or acquiring as many doors as possible.  

The wall between the kitchen and living should be as open as possible (could be load bearing) but the wider that door way the better.

Most people see some kind of cost of living raise, and by increasing slow and steady, the rent increases likely correspond well with the rate at which their income is rising.

Typically you do not need to give 60 day notice, more like 3 days....law says one thing, but judges may not always follow the law, so I say send it to the tenant, send another certified with return receipt, AND post it on the back the of the front door or give it to them in person.
