If you do, and you're buying the home at a deep discount (as is the typical wholesaler's way of doing business), wholesaling is a violation of that duty, since you're not working in the seller's best interest.Not that I disagree with your last point, but I might argue that whatever a home sells for when a wholesaler sells it, is probably close to the top dollar it can get.

I appreciate your input.You’re right it did come across a little abrasive and that isn’t my main intention, so I apologize for that.I guess my main point was you acknowledge it’s not an investment (that’s good, we agree there) but then where we disagree is youre trying to apply investment financing (like seller financing with balloon payments) to something you just said isn’t an investment.Obviously you can do this if you want, but I think it’s a bad idea.  

I agree with finding partners in your target market but disagree with going it alone.

Ben,I believe that there are two questions you have to answer, and then I'm going to respectfully disagree with one of the other suggestions you were given:First, (and I believe Jim identified this issue) is your transaction a true lease option or is it a deferral of part of the purchase price, including payment of a finance charge?

I'm sorry guys, but I couldn't disagree more with what most of you are saying...

I didn't - Zillow combined both listings and all of the photos to represent a fictitious listing.The day before I listed my last home for sale, Zillow and Trulia disagreed on the value of my home by $60,000.Whatever you do, do NOT rely of the Zestimate for any sort of decision making. 

I'm sure people on here will disagree with me... but your first purchase is about getting on base.

Also, there are a ton of fayetteville people on this board, I'm sure some of them disagree with me, so take that into consideration. 

Many people will disagree with me on this one, but those people do not understand what a low enough price is.
