And politicians, keen to divert attention away from themselves as the true culprits of the crisis through years of regulatory neglect, have been quick at picking up the baton.

I expect that nationally we might have another mortgage crisis and a double dip recession, impacting prices negatively.

It's interesting that you keep hearing "well, things are different" as if a crisis has to be caused by the same factors as the last one.  

I think we had a crash in 88-89 after the S&L crisis and we somehow managed to surpass those prices.    

Excluding major subprime mortgage crisis markets are always cyclical - peaks follow troughs and so on.
