In my most recent deal with a partner, I bought the land (10k), he pays all costs, I build it, he's building it cash, I put my fee into the deal and that was given dollar for dollar value. it's all based on dollars. so 10k, 25k GC fee on this 720 sq ft affordable house we are doing, plus my realtor fee so my basis is 41k and his is the cash to build which is probably 80k. so I get equity of my percentage contribution. shouldn't be too tough and that's super fair in my opinion. we build at cost when we use a retainer based model and I'm not extending any credit to the borrower. 

What’s your recommendation for a dishwasher brand/model that’s likely to last but not super expensive?

Just out of curiousity why would someone choose this model over a short term rental that is isolated by itself (privacy) or a hotel? 

Are they just a remodeling company with a different sales model?

We do like the area, like our neighbors, just have the much smaller model home on the street. 

Delta makes a couple of low-flow (WaterSense certified models), but you need to check the model number as they also sell 2-2.5gpm models that look pretty much the same.

You can't apply the North American multifamily investing model there, as you can't refinance like you do in the US or Canada. 

Maybe you can adjust that model as you see fit...get rid of receptionist.
