My question is... since they're under 7 days per rental... am I subject to filing this income under Schedule C and does that mean I'm subject to self employment tax... therefore defeating the purpose of investing in real estate not to mention doing all this extra work communicating with guests and dealing with cleaning crews and scheduling??

They get defeated in a few years.. get tired of dumping money into a home only to have the tenant trash it once again.. and then they dump them to the local wholesaler and the cycle continues.. thats the reality.Now I like your thought about pride of ownership.. and where i See that is on some blocks in south side chicago.. and we know that can be a rough and tumble area.. but you will see big signs at the corner of the block announcing a homeowner or resident association and those blocks are very nice.. it takes the residents themselves to lift up the area.

The call was to tell him the bank is taking to long, it should not take as long as it has and it was time to sell the land  the longer I wait the, with rates rising, the less I will be able to sell the land if I could even sell at this point......telling him  that I failed and how bad it feels to feel defeated after all the hard work and money I put in.
