Looking for some opinions....I have forwarded this to my attorney as well so I am just looking for opinions from those experienced in private money transactions, I know that I should consult an attorney.I own land that I am trying to build out a brewery on in NH.

The people involved in the transaction may know the lender and their reputation to close deals giving your offer an advantage.

Several recent transactions closed at 5%+ lower than the final asking price. 

Presumably my gain will be much (less) on the second sell transaction in CA.Are there any regulations on how long I must hold my 'new' CA property before selling it (and going out of state) to avoid CA taxes on first transaction? 

The only way to effectively determine this is by driving neighborhoods, walking properties &  observing the daily routines of those who live there. 

A hard money lender should be able to do a transaction like this.
