And while travel is going to be expensive for any property, if you only have one in a market, the concept is the same with less rent: that $2,000 flight/hotel/rental car food for a one night visit, ties up a lot more of your gross when that gross is much lower. 

My recommendation is if you don’t have the means to get your first deal, find a commission based sales job where your income is tied to your production.

Always amazes me when a design professional (Architect/Engineer) is required or needed on a project, out of all the costs, that is the one that is needed to be cut or drastically lessened.

Let me share a hypothetical as a cautionary tale for those who are solely focused on completing BRRRR strategy acquisitions:Investor A has $100K to invest and decides to purchase the "B" neighborhood value add triplex and upon stabilization is able to refinance out $50K of his initial investment but $50K is still tied up in the property. 

And what I find out is there is no context to them folks dont take the time to explain what they want.. also on the form i get from BP it cuts off the e mail address if its a long one so I cant even e mail them back..
