@Chloe GrayBanks will never financed a property in a foreign country because they don't have the necessary means, knowledge and willingness to go through a foreign legal system to repossess the property should the borrower default on his mortgage.If you hear or read that somebody got a property financed by a local bank in a foreign country, this is because that bank took some local assets as collateral or gave an unsecured loan.

I'm trying to clear something up with the LLC refinancing option.So when I buy the home in Cash, I can settle as normal and then the next day(s) I should go to the country courthouse to file the LLC deed for the loan and once that is successfully recorded I'll be able to refinance out?

Lending would cease over night and government bailouts would commence.In my area of NE Ohio we are considered disaster free and generally we do not have any of the catastrophic issues that other parts of the country do... welp until last week when three tornados rampaged across three counties ripping down trees, power lines, roofs, siding, and putting over 500k people without power for a week - some still don't have power nor will they until all the trees are removed from the power lines.

For me I use; 2nd lien on target property or cross collateral property deed of trustJV agreementPromissory NotePersonal GuaranteeMay be over kill, but I am fine with it.Also if you ever foreclose on a property that has enough equity to cover your loan I assume the 1st lien gets paid and then the rest would go to the 2nd position or is that not correct?

BTW, I have a great agent, an 800+ credit score, a high paying tech job, no debt besides my mortgage, a home that's difficult to get a HELOC on because appraisers can't figure out what it's worth (I live in the country in a very unique mid century home), but only a small amount of cash.

In terms of the lady spending all her time reporting violations... yikes.There are a few maps online that show the unincorporated areas of pinellas county down to the street, and then you can cross reference the county zoning website.
