I use both Quickbooks and REIHub - Quickbooks I use for my more active businesses and REIHub I use for my less active real estate.

FYI in cleveland when the city sees the owner as an out of state entity you are put right in the cross hairs and they will literally go measure the grass and fine you and make it a criminal offense. so in cuyahoga county yes i agree to use a LLC but I would do an ohio one.

It all seems pretty feasible and attractive, but curious if there are many lenders or investors actively taking advantage of the program.   

Running background checks on tenants, criminal, eviction, employment history are some way to determine if this is the right tenant for you. 

After researching further though on social media and then criminal records I found about 12 previous arrests and numerous convictions burglary, theft, criminal trafficking, molestation (don't think convicted), battery.
