At one time I had over 2000btc, sold a great deal when while was under $100/btc to start my rental business.

If your state is an expensive one it might be cost prohibitive to have an LLC for a small rental business.

A report from Apartments.com shows that 178,000 newly constructed units entered the market in Q3, bringing the projected year-end total to 636,000 units.

Self management works if you are local and can separate emotion from business.

I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong). 

First two deals were cash, we were running business out of the locations and had the opprotunity to buy.. no brainer :)

I believe making statements about me based on assumptions does not contribute to a constructive dialogue.

I made a similiar mistake in business, paying $1.1M upfront for promises and had no way to cut losses when those promises were not delivered on.
