if you form an LLC for each flip, when the deal is done you can collapse and close the LLC and effectively close your liability if you ran the business right.

Then hope for one of three outcomes (1) the Government passes a lot lower tax rates or some increased deductions allowing you to “get out of tax jail” (2) social unrest leads to a collapse of the governments ability to levy and collect taxes - like in Italy (3) you die before you run out of write offs, and you purchased a life insurance policy large enough to pay your heirs tax bill.

Within a year little things began to occur within the property - nothing too concerning - over the next 9years .... the roof collapsed in the back of the house , the neighborhood is so riddled with crime that the front of her home has about a dozen bullet holes from about 3-4 separate shootings (which the police only responded to 2).

It does and will happen especially in hypergrowth markets.I could go on and on but my point is that all of the above is in fact similar to the SFR collapse.
