Classic story, I read "Long-Distance Real Estate Investing" and instantly knew I had to buy in a cash flowing market hundreds of miles from my home.

It could be liquid within 3-6 months in most cases.If I wanted to lock it away for 5-7 years, I could 2x or 3x in a classic syndication....with a good operator.Private lending is higher on time and slightly higher on risk, but 10-12% cash-on-cash is possible. 

This buys extra cars (classics, Porsches etc) and pays for motorhomes or vacations or whatever.

The classic question is "With what you know now and were starting in Real estate again...what would you focus on? 

Hoskinson is also trying to revive Ethereum Classic which says to me he is hedging his bets on Cardano.  

@Jin Zhang not an attorney either, but this is a classic reason why earnest money exists, to compensate a seller when a buyer can't perform.

Basically, I'm wondering if there's an opportunity to charge less than the classic ~10%, say 3-5%, and still make a profit?

Its a classic lesson of history, and those who ignore it are doomed to repeat it, as they say.
