It looks like you're married with child(ren) so a four-plex would probably result in divorce or insanity.

Could you file an eviction notice on a single mom with 2 young children because she cant pay the rent Then being a landlord isnt worth it .Its a business plain and simple

I have seen this a number of times, first as an employee in a bank where my job was to pull credit on applicants...Do NOT buy a truck or car, furniture or any other large expenditure until the loan closes.  

@Tony Roddenberry,Quick and dirty answer to your question.If you were able to take the roof off your dwelling structure, pick it up and turn it upside down, everything that falls out would be personal property (free standing appliances, furniture, area rugs, are examples) that could be depreciated over five years.

I am unsure of how to proceed though because my exterminator says that it has bed bugs.During the renovation, the former tenants’ furniture is being permanently removed and the flooring is going to be changed from carpet to vinyl plank.
