I have paid $1000. for the tub and the tile surround. 

I also think when you're house hacking you blur the lines a bit between "this is my home" and "this is my rental" and it can be easy to legitimize putting tile backsplash in when it's really not necessary. 

We are not taking down walls or making huge changes, just flooring, ceiling tiles, lights, ect... 

I've done flooring, cabinets, tile surrounds, drywall, paint, etc. so I'd like to use my own labor to save on the reno cost if possible.

The master bath needs tiles, new vanity, & a tub.

It helps to have a large network of contractors (either a trusty GC to handle the whole project or you need each individual sub... painters, tile folks, electrician, plumber, etc.) for homes that need a lot of rehab and that can be hard to find from a distance.

Demo, framing, tiling, flooring, painting, cabinets, you name it.
