Did you figure in the additional cost of no rent for one of the tenants and how long it will take to evict them?

@James TobinJames, congratulations on deciding to take the first step into real estate investing!

This is my first rental and everything is taking much longer than anticipated.

I want to take the leap but I just would like to hear of some unbiased thoughts about his VA's.  

In our lovely state of WA once the removal is approved, it could take another week or two until the sheriff gets to the property and posts the legalese paperwork on the door(they are busy), basically telling the bum that he will be tossed on XX date. 

I wanted to take a moment to thank those of you who have already reached out or engaged with me since I joined this group.

@Cole Starin What type of take out financing did you line up to payoff the private money and get into long term perm debt? 

Once each cabin is built we would like to take a mortgage out to recover our cash and then use to build the next.

No but you could create an excel macro to do multiple properties at once - also the numbers that someone provides to me I take with a grain of salt anyways. 

I know it’s going to take a lot of digging and possibly building my own pipeline for off-market leads to make this strategy viable long-term.
