A 1031 exchange is a very compelling tax strategy to continually expand & invest in real estate that is not possible in any other asset class that I am aware of.Diana, I'm more than happy to have a discussion on the pros/cons of investing in real estate through your SDIRA or Solo 401(k). 

It will be impossible to find something cash-flowing as an annual rental in that price range and asset class.

I am a complete novice but wiling to learn because of my interest in this asset class.

@James McGovern if I can assume by "undocumented immigrant" you're talking about someone who entered the country illegally, he/she would not be considered part of a protected class under federal / state Fair Housing laws.

They prefer private lenders, they do the PM and the reno, they pay 5.6% the first year for one class of investor, and a straight 10% for another class (with no upside for those folks).

I take a few real estate classes and pay memberships to a few real estate groups, can I write them off only if I have an LLC, or can I do it personally?

In my area, the vast majority of new multifamily builds has been A-class.
