If the secured asset is short, most likely they will bill you or come up with some kind of other agreement. 

You can't take depreciation deductions on a primary residence.I have a feeling that converting this rental to a primary will also unleash a huge tax bill in the form of depreciation recapture. 

So if you stop listing with them and do not turn that off, you'll get billed another year and they won't refund you.Use that for what you will, but I feel it's a reflection on their business ethics. 

Fast forward to now and I received a $725 water bill, from April 4 to June 28.

If you're going to be buying in a str community make sure 50% occupancy or less can pay all your bills.

You are not making a cash flow each month after paying the bills.  

Once everything is set up, you'd do everything for your business through your LLC, including paying bills and taking payments.
