I never bid on those properties before.

I found out the max bid from the mortgage lawyer... it's well within budget... the house needs work but in a great neighborhood... so what else is of concern??? 

Oh, and by the way, if you do get somebody to bid this way for you, this probably isn't super accurate either.Really you should be shooting for a ballpark range. 

Example bid starting at 50,000 but says estimated debt is 170,000 not finding anything on it 

I've bid on a couple foreclosures but haven't landed any yet.

The fee may be cheaper but Finding the lowest bid shouldn't be the driving force in your selection.Good luck!

If you’re the high bid, you may or may not have met the undisclosed reserve.Generally you get clear title, read the auction terms.Always pay for your own title insurance, do Not take the “free” title insurance...it is an incomplete search and recorded liens will be exempt.Payment terms should be fairly obvious...a deposit is required upon acceptance of bid, closing in how many ever days are specified.  

I had 3 contractors out for bids, which was enough to make me hate speaking with people again. 

I would just make sure the funds are committed before you bid.
