I’m not looking to make a quick buck with this investment (I purchased presale and already about $100,000 in equity as a result) Just was hoping to find another member of this forum that has also invested in Tulum and has good PM contacts that can handle everything for me and an organization where I can verify how they manage their other STR’s and see the reviews left by other guests.

I thought the County could foreclose the way I used to as a GC, but he said no, they cannot.So I am compiling an email list of all interested neighbors and will get started with organizing a group, we'll see who is interested in participating.

These LOCs will be unsecured and if it means anything, we have no business/investment history, as we're just starting; perhaps lower fee LOCs can be attained from a proven business with a history, or perhaps these fees are high independent of that?

In my personal experience I was inexperienced and my company a brokerage (which are affiliated with many banks) held my hand through my learning process, paid me a base salary, gave me leads which I split my commission, guided me on how to attain relationships with realtors and how to generate leads,  they have many accounts with real estate brokerages where they are the exclusive lender which was a plus.
