Good question to ask when screening a PM is if they are real estate investors themselves.If you want a PM to be proactive or knowledgeable on where/when to add value (asset management assistance), find one that is an investor.

Random things like this.I can only imagine if they did allow you to add all the bedrooms, they would make you also add fire sprinkler system and a commercial fire alarm system like residential assisted living. 

And you should never create entities without having a clear business plan of how such an entity would benefit you.
