@Franco Montano Agreed, the current climate in California is very anti-landlord and anti-business… which has me also looking to other states for my next rentals, possibly AZ, TX, or FL.

I'm not an anti-government guy but these kinds of programs are generally woefully inefficient unless they have real resources, which costs money, which then raises the cost of doing business which then raises the costs of rent. 4.

I looked into something similar and quickly skipped it.A oversimplified version of what I found was:Volume, you need a lot of it to even consider it worthwhile.You have to navigate customs, so likely a cost since most people don't know how.You have to factor in duties and taxes ...plus anti dumping plays a part in this.Assuming you got through the above you still have to deal with:Shipping and logistics.

We're at war with Russia...just not with our soldiers and that will keep energy and food prices high...and anti-China sentiment is high. 

I have read a bit about this and they do work, but there isn't a lot of anti microbial effect compared to commercial products, which would bother me a bit.

Which is, unfortunately, inherently anti-freedom.  

I am looking for:  C- / C neighborhoods that are up-and comingUnder median price rangeSigns that other investors are there (bandit signs, one rebuild on the block) but aren't completely invested outHouses that have lots of equity (last sold more than 10 years ago)Abandoned housesHouses that look in need of serious repairOvergrowthSagging roofs and guttersWindow units instead of HVACRusting / collapsing chainlink fencesAging cars parked in the yardFaded numbers on mailboxChipped paint and non-traditional paint colorsSigns that seem to show anti-social behavior, such as "Beware of Dog," "Private Property," "No Trespassing," "CCTV Monitoring" (seems to correlate, don't know exactly why)Am I going about this right?  

So I'm not sure what it going on, but he is very anti-state.I'm also hiring a line locating service to see if they can find the old sewer line that I could not from digging a 40 foot long (entire length of the property) by 5 foot deep trench along the southern half of the lot.I can't do a septic tank or drainage field because it is too small of a lot (3700 sqft).At this point I'm coming up with all sorts of crazy ideas like putting a pipe through the airspace of the southern lot.
