Which then I come to find out she isn't a CPA, she is a tax professional with an IRS Preparer Tax Identification Number (PTIN), authorizing her to sign federal tax returns.That leads me back to the strategy aspect, if she really did look over my taxes and was a strategist, the interest income I receive for selling one of my businesses shouldn't have all of the sudden change to ordinary income this year which subjected me to self employment tax.

Everything about the process with the online notaries I've researched seem very secure and you have to present identification via digital means (scan) and also present it when on webcam.

If the deal actually does move to close, the seller would have to produce identification to the escrow closer or notary to verify they are the legal owner of the property (or they should).

You can obtain an Employee Identification Number through the IRS website.But as others have said you will need the advice of a good attorney and a CPA to tell you how to structure your LLC.
