After building some rapport, listening to the owner, and utilizing some of the skills mentioned in the podcast, we were able to uncover what he really wanted which was: to not bother tenants, avoid capital gain tax and an easy transaction.

I would recommend doing your own marketing and trying to uncover your own deals.

Typically you can uncover deeper discounts on properties that need more work.

How that defect is uncovered or even if it is, does not change the fact the loan is defective.  

You also don’t know what you’ll uncover and have to fix after the inspection.

Then I would try to get estoppels from the tenants, call the local permitting, zoning and police departments, knock on neighbor's doors, talk to local PM's, commercial brokers who know the neighborhood really well, etc. to see what you can uncover. 

Next time you talk with an owner ask lots of questions to try to uncover their real motivation- are they looking for a big chunk of money for a new investment?
