Have your ducks in a row so that you clearly have a 2 minute elevator speech that says what you are looking for, why they should want to lend to you (great credit, excellent job, etc).

Built new trusses inside the roof up to code to sure up the old slightly burnt ones.Re roofed it including new osb.

Block contruction preferred, I could even do the roof trusses myself or if they aren't too expensive just buy them, I guess I would need a licensed plumber and electrician, but pretty much everything else I can do myself, ohh, other than lay a foundation slab, unless I can learn how to do that cheap myself with maybe some help, lol...What do you guys think?

Yes, formal education directly related to your specialty I'd deduct, saying that, I'd not deduct every class required for a degree, you'll need English, Science perhaps a Speech class, such may not cut the mustard, but if I took a class on Planning and Zoning, Development and RE Management I could tie that directly to my business.

@Garret Hohn imo once you get out of college your priority should be in this order: 1) Increase your income 2) attack your debt like a madman and wipe it out 3) Build up your savings 4) Invest If you try to put a roof on a house before laying a foundation, framing the walls, erecting trusses it's not going to be pretty.
