Hi Elizabeth,I am an investor working primarily in Oakland county, specifically in Royal Oak and the surrounding cities.  

As this tenant has also been late with the rent twice before (but straightened up after fines and warnings) that the next time she would get a notice to vacate, not to mention she has been a princess for the past year AND has put a hole in the wall and stained the carpet, I'm tempted to invite her for a dose of reality elsewhere.

I am looking in Winchester, Warrenton, Culpeper, Haymarket, Gainsville, Front Royal, and Fredricksburg.

Anything you can find in Royal Oak or Berkley is a great rental area and full of yuppies types that have extra income to spend .. i doubt you can fund anything in those areas for $65 or under ..

So I feel the investors pain, it's a royal pain in the arse finding that Realtor.

I've come across PLENTY of write ups, theory, battle royal over the odds and ends of investing in mortgage notes.

If B does not take my original deal, her situation is not going to be good because the other two do not like her pettiness and princess attitude.

Insulation, if needed, is a royal pain depending on floor layout.
