The good news is we are now getting along.The biggest problem I am to blame in how I handled tenant change over.

There was initial problems with water coming into some rooms which good news that problem appears to have been solved which is the major issue. 

keep in mind fake lenders are the new Nigerian prince scam of real estatethere is no private money that is less than about 10% apr.. bottom line.

@Jonathan Paz, I may have some better news for you. 

Pete,That location is most likely in a lower income/higher crime area (read the crime section of the Tacoma News Tribune, seems like most of the stories originate from that area), which is likely why the 4-plex is priced much lower than the comps i've seen elsewhere in Tacoma.  

Good news is, deal is done, and was better than anticipated.
