@Michael Snider-Held we hear stories like this all the time in the LTR market about the national companies.These companies are setup to make money, period, with little oversight from management.So, owners need to make sure they read management contracts and UNDERSTAND what is covered and not covered.

I'm not sure where someone would get the "on average" across the nation data because, unfortunately, in the MTR space there is no data source focusing specifically on MTR, unlike AirDNA for instance.

The only reason I'm hesitant to move forward without this info is that the seller is an inactive corporation - if they dissolve and there are issues with their warranty deed then I don't want to have to pay a lawyer to go after the GP of the defunct partnership to make me whole.
