It is a geographically strapped area south of San Jose/Silicon Valley, with very limited and poor housing supply coupled with an unpopular local planning agency that is not customer service oriented because of restrictions on population density and water resources, etc.At this point in our lives, we cannot just pick up and move our jobs to another state. 

You won't be strapped for cash while you're looking for deals or building up your clientele. 

Do you have a nice "Welcome" or "Home" Door mat in front?

Like you said Jonathan I am not going to be strapped for cash when I start because I still have a good-paying day job so, I will not be desperate for a sale. 

Capital is certainly the primary limiter for real estate investors, which is why raising money (private or hard money) is what many people eventually move towards as they get cash strapped.

If you were to use metal conduit/EMT, it probably wouldn't insulate the wires well enough to keep them from suffering deration or even potentially overheating and also it would need to be strapped every 5 feet according to NEC code which you wouldn't be able to do inside the chimney.
