, cleaned, and installed new HVAC, ran all new pex lines/valves/shut offs, all new hardwood flooring and carpet, all new and expanded kitchen cabinets, new appliances, created full bath and connected it to a bedroom to create en suite, repurposed 2 unused rooms (1 into a 4th bedroom/office/playroom and one into a family room, installed new interior and exterior lighting throughout, new automatic garage door, and landscaped.

200k purchase and let's say 25k rehab, cause 20k is light.  225k total project cost.

In light of my goal for cash flow I turned down the above property.

We need incentives to boost supply of new homes and light housing density (ResiClub).

Can anyone shed any light on this or share their experience with buying a multi-unit with NACA and later refinancing out of the loan?

Now that I am getting more comfortable with the basics of this, I may park my money in a fund, but rest assured that I will give up the return profile and liquidity rights before I give up on the fundamentals of being first position in all notes, my preference for an unlevered, or lightly levered, fund, and requirement for conservative underwriting in concentrated Geographies. 

To me I never notice a difference and pick light scents just to keep my home smelling nice because its an older wood home in the country and sometimes gets a different smell to it that can be a turn off.The guest lost it on me after arriving and said she had asthma and couldn't stand being in the house and wanted a full refund.
