I wouldn't get a no name low tier brand, but even Goodman or Rheem is pretty decent.

Stay away from Greenwood (Seattle) and Casino Rd.

The units are approximately $1500 for Goodman brand which is a decent brand. 

Half of the contractors that come in say we have to go Heat Pump, often mentioning policy as well as repairing traditional HVAC systems becoming a pain claiming everyone is going Heat Pump, and the other half are saying we don't need to go heat pump and a traditional system (Goodman, Ruud, etc.) would do the job better.It's been confusing to say the least, and before making this big investment, was wondering if the community had any insight on which path to commit to?

Winter skiiing, summer lake vacations, and casinos nearby (Stateline, NV). 

I worked at an Indian Casino and the place was flooded with retirees who had to work to cover the rising cost of medial care.

Cherokee isn't my style personally, but the casino there just expanded exponentially in size, which is drawing more and more visitors to the area, and is driving up property values a lot.

It's near casinos in Tunica, a quick drive from Memphis, Little Rock, and Oxford, there is hunting and fishing nearby, and it's on the Mississippi River.

@Glenn Goodman I've seen sellers not want to get their tenants out in case the deal falls through and they have a vacant property.
