Does anyone have like a step-by-step guide or process that they can recommend i do or check out to get the project up and running with both the builder and the City of Delray Beach (ex: plans, permits, survey, etc.)?

Hi Andrew, 1)It is a SFH. 2)I think I am confusing some terms here is a more detail explanation about the private loan that I took to buy the house the Initial loan amount was 217.5K (166K purchase + 53K rehab loan + 12.5 closing costs - 14K down = 217.5K) so in that transaction I put 14K from my pocket.

Now for the explanation on it.If you refinance all of your properties - you pay closing costs to get that commercial property.  

I continually hear people talk about “paying no taxes” being a benefit to owning realestate, but I’ve yet to have heard a single explanation of how that’s possible if you’re making a profit.

You could have older people in older homes passing away or moving in with family or assisted living. 10’s if not 100’s of explanations.
