If you are going the traditional route you will need to supply (2) years W2's or 1099 income unless you have been self-employed or the business has been open for 5 years - them you can use most recent year.If its only business income it can be tough if you have tons of deductions and show little in NOI.

[This comment not directed at Dawn.]Make sure your funding source (I assume a traditional bank) knows this is a HUD IE property and that the appraisal will show exceptions that underwriters will catch.

I find that going through the traditional eviction process can take anywhere between 30-45 days till then they will not only get plenty of time to stay but also burn lots and lots of my $$ and might even cause damage to furnished place that I shall give them.
