With repeated practice you can become very good at almost anything thanks to the internet at a much significant price reduction(it’s a lot of misinformation out here but you have to sort though it) that’s why government is attempting to put restrictions on the usage of internet(LOL).

I know how buying a house for a primary residence can become an emotional decision which increases the amount a person is willing to pay... but with attempting to pick up a long-term buy and hold, at least in my experience, the profitably is largely determined at purchase (and of course subsequent to this, proper tenant screening and management of the property).

If you really want to pursue this I would attempt to get photos of the unit prior to when that tenant moved in (from the PM or the former owner - or at the very least a checklist the tenant signed noting any damages when they moved in).
