I never really run an analysis on these type of deals and wanted to get some help before I started talking numbers.

While that doesn't necessarily mean the 3rd unit is worth $300k+ more, it does point to much more market analysis should be done.

Resi guys aren't the best (usually) at financial analysis so you prob wouldn't learn that much about investment and more importantly, investors.If you want to do investment only, call a few comm places for apartments (I'm guessing) since that's all they do and you want to learn.
