My wife is looking to get her real estate license over the winter so this would be great for both of us.  

Within a few hours you can be downhill skiing in the winter or at the California beaches playing in the surf.A lot of high tech is opening shop in Tempe and Chandler (near Phoenix) and housing is more affordable than other successful cities.

Hey Aaron,I purchased a property in a gentrifying neighborhood in the winter in Cleveland.  

Roof was replaced recently without special assessment.We're trying to decide whether to sell late in the fall, rehab over the winter to sell in the spring, or continue renting after tenants move out. 

@Dayne Winters I'd recommend forgetting their asking price or appraisal value until you know it will work for you based on the income approach.

The house needs a lot of work, as it seems like someone opened a window a long time ago, and I don't doubt that local residents of the forest have found a home in there (not to mention potential water damage... gahh!)

We did Mass Saves and saved a significant amount of money through their discounts.Honestly, at this point of the year, maybe you should wait until the end of the winter and get an early spring discount.

In the winter we also stay booked and have had travel nurses for 3 months at a time in the off season.

Example I set my climate at 78 in the summer and 68 in the winter.
