Although STR can seem sexy and the potential to make more than a long term rental, you also have to consider the start up costs...furnishing, linens, plateware, small appliances, washer/dryer, baby gear, decor, pictures, curtains, televisions, games, routers, professional photos etc etc.Hope this helps a bit, not trying to talk you out of it, just food for thought.

note: JADU is basically an apartment within your home that ideally has a kitchenette separate bathroom and separate washer dryer if the washer dryer is not in a convenient location to be shared. 

Also, as an FYI washer/dryer can become a pain to maintain so also consider that.

Try to find a product that has an add value ability from the exterior items, the interior concept including washer and dryer location.

The total estimated cost seemed high for just minor repairs  ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

The duplex has 1 washer and dryer in a common basement area.

I know my plumber charges me a minimum of $85 for making a trip to my rental changing a washer, but he actually made the trip.
