The only time we really use attorneys out here is in larger commercial transactions where its warranted like you want your own reps and warranties addendum... 

It will be in the summer instead of February so that should warrant higher rent even if the tenants move out after their lease is up.

In terms of resale, what are you thinking, you might end up holding a longer than warranted time.Traffic noise is a turn off and even worse is visible traffic for anybody..

But first, see if the deal is complex enough to even warrant the assistance of an attorney.

Maintenance coordination alone for me wouldn't warrant hiring someone.

When we do receive a frivolous request, we open the request during business hours and close/cancel it with a note notifying the tenant that the work order was cancelled because it is not something the landlord warrants to address per the lease, or something to that effect.If you are not looking for professional property management at this time, I do recommend investing in some kind of software that allows you to process maintenance requests instead of giving tenants your phone number.
