Looking on the internet and I don't seem to find any information about this the only thing that I seem to find is that he has to be less them fight units in the commercial part of the property has to be 49%. 

I searched the internet but from what I was able to determine, triplexes are too small to submeter.

I'd even be willing to make a small wager that honestly reported he is making maybe 2- 3%/ year on that property as an actual return if he hasn't kept up with rent increases. 

It's similar to how buildings have cable, internet and power contracts.

My dad showed me these fake lenders when I first got in the business in the 70s.. its been going on for years.. none of this is new.. whats new is the access they have to people via social media and internet.. 

I one had a real estate license (20 some years ago), but all they wanted me to do was open the white pages and make phone calls...needless to say in my mid 20's (before the internet) that wasn't enough action...since the only other real estate experience was owning my own house....I have reading a lot, listening to the podcast, and attending some of the webinars and am soaking it all in....I would like to build for our retirement, just figuring out how i want to do it!!
