I am doing everything I can think of right now to raise my score, using velocity banking, selling my Jet ski (asset) to pay off 2 loans, and making arrangements to get my mortgage caught up and on track.

The velocity of deals being done can make  a difference in market cycles at various points in time.Buying assets with top market rents and high debt could be a bad thing as it saddles you with non-producing with loss or neutral debt load which can hurt ability by more properties.I saw in the last downturn of 2007,2008 where people had a buy anything mentality and the train stopped.

It is the velocity that has changed - buying a good rental property is a little bit like catching trout with your bare hands: you have to be quick and grab firm.The key word here is "good" rental property. 

Scaling with velocity is key!

It is an annual back-straining exercise to remove and install these units every year.My thought is to go with a high velocity system with 2" diameter tubes for distribution.
