There are so many different opinions and mine is just another one of them, so take it or leave it, the beauty of it all is you can do what you are comfortable with and what will work for you!

A beautiful spacious kitchen can make or break a rental.

However, if this is a true "joint venture", all members must be actively involved in generating their own profits so the credit partner would also need to participate in decisions regarding the property such as which contractors to hire; handling issues that arise, etc. 

It is true they supply the furniture, but ask yourself who would be willing to do all that without a guarantee of income. 

At the end the beautiful thing is not the destination but the journey.

DSCR Loans in second position is not a thing - you might find a DSCR Lender that have other products that fit this need, like a Closed End Second or HELOC, but they aren't really "DSCR Loans" - I think you are likely looking for a CES (it is true however that you are correct in looking at the same place though, most of the lenders offering this on rentals are also DSCR Lenders)

If your intent was to hold onto the property and a bear moved in next door (True Story) or maybe you receive an unsolicited offer you couldn't refuse, so you decide to sell.

It is a beautiful area but because of the zoning and rules up there it would be difficult for the area to "blow up" and have a ton of new growth.
