You should have no problem getting a HELOC with no bad debt.

In general decent pms just don't manage in bad areas. 

The reason for that is I have no idea how bad someone sucks at tenant screening.

It isn't a bad thing.

I would love to meet some new members, young or no, whose goals might include a solid cash flow and providing good value to renters who are exploited or poorly treated by unresponsive landlords or large corporate operations.  

Especially if the house is in a bad shape, some don't have the vision to go past that and they are giving you a lower ARV.

The future is not known, and yes, it very well could end badly, it's a real potential. 

@Sheena Varghese For flips taking over a year, the IRS treats them as business inventory, so profits are taxed as ordinary income, not capital gains, regardless of the holding period.
