You could always pull from or take a lo a 401k or retirement account to jump start the equity> To you're point it is certainly possible to invest with little to no money down, we just bought a duplex in MA for $315,000 with a HML and put less than 10% down but we have experience in the market and it was a good deal.

I put that in quotes because M&T is still a $16 Billion dollar market-cap firm, and their "local" region is the NorthEast, but easier to work with, and the LO was able to make decisions at her level, and not have to conform to the corporate overlords.

Definitely show proof of payment for those loans to your LO and call the student loan lender directly to resolve this as you do not want this to impact future purchase and other debt inquiries also.
