I hired a large accounting firm that specializes in FIRPTA and put them in touch with the title company before closing.

We are going to touch base in a day or two.I have run the numbers on the Brrrr calculator, but have ZERO confidence that my guesstimate about rehab costs are accurate.

We do almost all of those things when we visit- tighten bolts on chair's and touch up etc.

The 25k one I just touched up the paint.I prefer to do big rehabs where my contractor or handyman can work on them.

We haven't even touched on the safety and liability concerns.

Dan, I've seen you attack ADUs as an investment vehicle here and on other posts, and I think you've maybe lost touch with what's happening with ADUs -- at least in Los Angeles.Just to share some boots-on-the-ground information with you:Appraisals are beginning to account for the real value of an ADU because ADUs are very attractive to traditional homebuyers.

Could be a great STR arbitrage property if I could get in touch with someone with experience.
