I did all of the demo myself immediately after buying, and I lived in a construction zone for an entire year (one working toilet, no stove, no fridge, no flooring, no furniture, no cable, no TV, no internet).

Also, never take a photo through a screen.Bathrooms:  remove all personal property, close the toilet, open the shower curtain so they can see what type of faucet and general condition of the tub/enclosure/walls.Stage the interior by removing clutter, take the magnets off refrig, etc.

I prefer getting there 20 minutes early to set the thermostat to a comfortable temp, turn all the lights on, pick up any trash in the yard, sweep the front step, kill the spider on the counter, fix the running toilet, take care of any strange odors, ask the neighbor to stop smoking weed/shut their dogs/kids up/ stop screaming at each other, etc.
