If they sold they were likely over leveraged as in the area where I have my rentals and the area my family has their rentals (certainly not all Coastal So Cal areas) there was no rent decrease during that RE depreciation cycle. 

I have 5 business ideas that involve real estate and giving back to the community, to decrease violence in cities I once lived like Chicago and DC. 

By house hacking it will decrease my rent/cost of living expenses.

Our plan is to get in, rehab the property, increase rents, decrease expenses and of course increase the NOI of the property. 

Whether that experience is sitting on a beautiful beach with my wife, or if that experience is fixing a leaky faucet in one of my rentals, or renting to upstanding, wealthy, Class A tenants, or dealing with a low income, but hard working tenant, who is having temporary financial issues. 

They did require a larger down payment because of my lack of experience but I was expecting that and I'll be able to refinance it all out anyway so its only a temporary outlay of money.

How do you best utilize all the resources (networking, podcasts, resources) that BP has to offer on this site to increase your net work while decreasing the time it takes you to achieve your goals?

Hi all.Anyone doing Temporary Short Term Rentals via Airbnb in New Orleans? 

The population of New Orleans fell from 484,674 before Katrina (April 2000) to an estimated 230,172 after Katrina (July 2006) — a decrease of 254,502 people and a loss of over half of the city’s population.(1) By July of 2015, the population was back up to 386,617 — 80% of what it was in 2000.So apparently once a large disaster hits an area, its safe to assume 2 things: 1, people leave en mass. 2, it takes them a long time to come back.I'm not sure the Houston area will ever be what it once was.

I'll keep a closer eye and perhaps offer them a small decrease to incentivize them to stay if the price is out of line next spring.
