Tell me what you use, why you use it, the scale or size of your operation and what’s the most important feature that this CRM has that sets it apart from the competition?

For a portfolio of that size, I'd want 10-15k in a savings account specifically for my rental portfolio, IE separate from your personal emergancy account.

If you read about transfer taxes at the PA Dept of Revenue website, you should be able to find a document with a table where you would look up that factor. 

The main reason I bring that up is because you'll find that a lot of househack options in NYC & LI don't make too much sense on paper for the first 3-5 years, unless you bring a large downpayment to the table. 

15 years of investing in class B single family in Milwaukee with a medium size portfolio: 1 eviction and 3 cash for keys.I am on the board of the RPA Rental Property Association of Wisconsin and 2%-3% sounds about right to me for class C and D portfolios based on what I hear from our members.A good MF portfolio should have under 30% turnover rate, with SF you can get under 20%. 8% eviction seems very high in that context. 

But to get into contract I need a EMD (which at the size of the new purchase is not small). 

I intend to start small, $3-5M deal size and work up.This would be an example of smaller deals for syndication.
